What Is Flat Roof Repair?

Flat roof repair is the targeted fix of single-ply or multi-ply membrane systems — TPO, EPDM (rubber) and modified bitumen — without replacing the entire roof. NYC has more flat roofs than any other city in the country; almost every Brooklyn rowhouse, Queens 2-family, Bronx walk-up and Manhattan setback has one. The right repair method depends entirely on which membrane is up there. TPO is heat-welded with a hot-air gun and patched with matching membrane. EPDM is patched with cured or uncured rubber, splice tape and primer. Modified bitumen is torch-applied, mopped, or self-adhered. Mixing methods or using the wrong patch material is the #1 reason flat-roof repairs fail within a year.

Signs You Need Flat Roof Repair

  • Standing water (ponding) more than 48 hours after rain
  • Blisters, bubbles or wrinkles in the membrane
  • Open seams or lifting laps between membrane sheets
  • Cracking, splitting or alligatoring on modified bitumen
  • Punctures from foot traffic, fallen branches or HVAC work
  • Failed flashing at parapets, drains, vents and curbs
  • Clogged or undersized roof drains causing backup
  • Active interior leaks below the flat-roof area

Our Flat Roof Repair Process

  1. STEP 1
    Membrane ID & Diagnosis
We identify the existing membrane (TPO, EPDM, mod-bit or BUR) and map every defect, ponding area and failed seam.
  2. STEP 2
    Compatible Repair Plan
We spec patches and seam work using materials chemically and mechanically compatible with what's already on your roof.
  3. STEP 3
    Drainage & Ponding Fixes
We re-pitch low spots with tapered insulation, install new drains or apply liquid-applied membranes to eliminate standing water.
  4. STEP 4
    Heat-Welded / Torch / Splice Repairs
TPO is heat-welded, EPDM is spliced with primer and seam tape, mod-bit is torch- or hot-mopped — always to manufacturer spec.

Materials We Use

  • GAF EverGuard TPO and Firestone UltraPly TPO membrane and accessories
  • Carlisle and Firestone EPDM, splice tape, primer and uncured flashing
  • SBS and APP modified bitumen (Siplast, Soprema, GAF Ruberoid)
  • Henry, Karnak and Tremco liquid-applied flashing and membrane systems
  • Tapered polyiso insulation, cast-iron drains and lead-flashing for penetrations
How Long It Takes

Most flat-roof repairs are finished in 1 day. Multi-area seam rebuilds, drain re-installs or ponding-fix work with tapered insulation can take 2–4 days. Emergency leak stops and tarping are typically same-day.

Warranty

IronSky workmanship warranties on flat-roof repairs run 2–10 years depending on the system and scope. Patches and seam welds done with manufacturer materials inherit the underlying system warranty (GAF, Firestone, Carlisle, Siplast) when applied to manufacturer spec — we provide the documentation.
